In order <br /> for the Planning Department to approve the permit, please submit the following: <br /> 1. The following information is missing from the site plan. Please use the attached site plan checklist and example <br /> and revise the site plan accordingly. <br /> a. Property dimensions <br /> b. Lot size <br /> c. Dimensions of the existing SFR <br /> d. Setbacks of the SFR to the nearest property lines <br /> e. Distance between SFR and garage. A minimum separation of 10' is required. <br /> f. Lot coverage calculations <br /> 2. The garage cannot exceed 15' in height within the 5' north side setback per EMC 19.38.030.C.2. Revise <br /> accordingly. <br /> 3. A 6:12 roof pitch is required per EMC 19.28.110 and the Historic Guidelines (Section C Rooflines). Additionally, <br /> accessory buildings with a roof pitch less an 6:12 is limited to 18' in height per EMC 19.22.020. <br /> 4. The Guidelines discourage horizontally proportioned windows (Section D Windows and Doors).
