Alex Byrd
From: Alex Byrd
Sent: Thursday, May 30, 2024 10:53 AM
To: Tyler Levin
Subject: RE: [EXTERNAL] Re: 1013 Rucker Ave., permit B2308-020 - Planning Corrections
Hi Tyler,
Thank you for making the changes to the design to be more consistent with the historic design guidelines. Would it be
possible to move the entry door to the west fagade or add a door with weather protection to this fagade? The
guidelines require the entry to face the street(Rucker) and have a path that connects to the sidewalk (could be a gravel
path). I apologize I missed this in my original review of the plans. This issue came up recently on another project in the
historic overlay and it was determined that the entry facing the street and walkway requirement would also apply to a
detached garage since this is a new building. The visibility from the street requirement would not be applicable here
due to the placement of the existing house.
Entries:
1. All new and remodeled buildings shall present a front entrance facing and clearly visible from the sidewalk and
provide pedestrian connections to the street. Buildings located on the front of a lot shall present a front
entrance oriented toward the north/south street. Buildings located on the back of a lot which is not on a corner
shall, when possible, present a front entrance visible from the sidewalk. Infill dwellings or buildings on the back
of a lot shall orient toward the street to which they are adjacent.
2. Provide a covered space, entryway or porch,to provide weather protection over the front door. Entryways and
a covered porch which is open on three sides may project for six (6)feet into the front setback
3. Entryways should be of materials and proportions consistent with the neighborhood and the dominant
treatment of the building.
Again, I apologize for missing this in my original reviews. When you resubmit the plans, I will review and coordinate with
the building reviewer so we can sign off as soon as possible.
- Alexandria Byrd
Planner I Community, Planning& Economic Development
425.257.8807 3200 Cedar Street 2nd FI., Everett, WA 98201
EVERETT everettwa.gov Facebook I Twitter
From:Alex Byrd
Sent:Tuesday, February 13, 2024 10:06 AM
To:Tyler Levin <tlevin40@yahoo.com>
Cc: Ben Monk<BMonk@everettwa.gov>
Subject: RE: [EXTERNAL] Re: 1013 Rucker Ave., permit B2308-020- Planning Corrections
Hi Tyler,
Please submit 2 paper copies of the revised plans and place in the dropbox outside the permit services door at 3200
Cedar.
Thanks,
i
