1 <br /> in Subsection C of this Section, offices need not be located in a building <br /> containing a mix of residential and office uses. <br /> B. Land Uses Permitted Subject to Review Process III. <br /> 1. Any such use permitted in the underlying R-4 or R-5 zone; <br /> 2. Clinics containing more than twenty thousand square feet gross floor area. <br /> C. Land Uses Permitted Subject to Review Process II. Government administrative <br /> offices are permitted in the R-5 C-O zone subject to Review Process II, and the following <br /> restrictions,provided, however, the Planning Director shall have the authority to require a <br /> government administrative office use to be subject to Review Process III if he/ she <br /> determines that additional public notification is necessary to address impacts from the <br /> proposed use that may be greater than other uses normally allowed in the R-5 C-O zone: <br /> 1. Permitted only in a mixed use building in which 65% of the gross floor area, <br /> excluding off-street parking within a parking structure, is devoted to multiple family <br /> housing; <br /> 2. No portion of any building constructed as a residential building prior to June 1, 1999 <br /> may be converted to government administrative office uses; <br /> 3. The total floor area in the building, excluding off-street parking, devoted to non- <br /> residential uses shall not exceed 20,000 square feet; <br /> 4. The floor area ratio of the building shall comply with the requirements of Section <br /> 16.040.E; <br /> 5. A covenant shall be recorded on the property acknowledging the limitations stated in <br /> this Section. <br /> D. Parking Requirements. Same as required in underlying use zone, except that <br /> parking requirements for government administrative offices, when permitted in the R-5 <br /> C-O zone, shall be determined as provided by Section 34.030. <br /> E. Gross Floor Area Ratio for Nonresidential Uses. The gross floor area ratio <br /> allowed for non-residential uses shall be as indicated below: <br /> 1. Buildings with less than thirty-five percent of the gross floor area in multiple- <br /> family residential use- 0.5, except that government administrative offices in the <br /> R-5 C-O zone shall not be permitted in buildings with less than 65% of the gross <br /> floor area, excluding off-street parking within a parking structure, devoted to <br /> multiple family housing: <br /> 2. Buildings with between thirty-five percent and seventy percent of the gross floor <br /> area in multiple-family residential use-0.65; <br /> 3. Buildings with at least seventy percent of the gross floor area in multiple-family <br /> residential uses-0.8. <br /> 2 <br />
