SECTION I - PROJECT DESCRIPTION <br /> The proposed Paine Field Addition project is located adjacent to 11517 Airport <br /> Road; Everett, WA 98204. The project lies within the south half of Section 23, <br /> Township 28 N, Range 4 East, W.M. See Vicinity Map on the following page. <br /> This Report was produced in accordance with the 2010 City of Everett <br /> Stormwater Management Manual. <br /> The property is 9.51 acres. The existing site is currently undeveloped except <br /> for a paved access road that crosses the southern portion of the site and <br /> services a pump station. The access road has a tightlined storm drainage <br /> system that appears to drain from the existing pump station and discharge into <br /> the existing wetlands onsite. The access road also, has a sewer mainline <br /> running along its length. The remaining site is comprised of pasture, centrally <br /> located wetlands and forested area. Drainage essentially drains via sheetflow <br /> towards the centrally located wetlands with grades ranging from approximately <br /> 0.5% to approximately 35%. <br /> According to the Snohomish County Soil Survey, the site is underlain by <br /> Alderwood - Urban Land Complex, 2 to 8 percent slopes. See Snohomish <br /> County Soil Survey exhibit on the following pages. Vacant land is located <br /> northwest of the property. Condominiums and apartments are located to the <br /> northeast. Walmart, a chapel, and a pump station are located to the south. <br /> And Airport Road is located along the southwest. See Snohomish County Soil <br /> Survey exhibit, Figure 2, in this section of the report. <br /> This project will consist of clearing 1.95 acres of the western portion of the <br /> property, existing top soil and ground cover at this location will remain. <br /> Approximately 3.33 acres of the eastern portion of property will be mowed as <br /> well.
