Geotechnical Report <br /> Baywood Industrial <br /> 200 West Marine View Drive <br /> Everett, Washington <br /> 1.0 PROJECT DESCRIPTION <br /> The project consists of developing 15.6 acres of land with a 265,000 square-foot industrial building with associated <br /> infrastructure improvements. We expect the building will be constructed using precast concrete tilt-up wall panels <br /> with interior isolated columns supporting the roof framing. The floor slab will be constructed at grade,with dock- <br /> high loading doors located on the north side of the building. Based on preliminary plans prepared by Blueline, <br /> dated September 12, 2019, the buildings finished floor slab will be constructed at elevation 20 feet. With existing <br /> site grades,this will require placement of about three-to three-and one-half feet of fill. <br /> We anticipate structural loading will be light with columns carrying 100 to 150 kips and continuous bearing walls <br /> carrying 4 to 6 kips per foot. Product loading on the floor slab is not expected to exceed 350 pounds per square <br /> foot. <br /> The recommendations contained in the following sections of this report are based on the above design features. We <br /> should review any changes in the geotechnical aspects of the design plans as they are developed to verify that our <br /> recommendations are valid for the proposed construction and to amend or modify our report, as necessary. <br /> 2.0 SCOPE OF WORK <br /> Our scope of work was completed in accordance with our authorized proposal with a revised date of July 26,2019. <br /> Accordingly, on September 9, 2019, five Cone Penetration Tests(CPTs)were advanced at the site to a depth of 80 <br /> feet. CPT work was performed by Insitu Engineering subcontracted to Terra Associates,Inc. Due to encountering <br /> obstructions only two of the CPT's were advanced to the 80-foot depth. CPT's 01 and 05 refused at a depth of 8 <br /> feet with refusal at a depth of 49 feet at CPT-04. Using the information obtained from our subsurface exploration <br /> along with soil and groundwater data from previous test pit and test boring explorations completed by others at the <br /> site, we performed analyses to develop geotechnical engineering recommendations for project design and <br /> construction. Specifically,this report addresses the following: <br /> • Soil and groundwater conditions. <br /> • Seismic <br /> • Site preparation and grading. <br /> • Foundations <br /> • Floor slabs. <br /> • Lateral earth pressures for wall design. <br /> • Subsurface drainage. <br /> • Utilities <br /> • Pavements <br />
