Stormwater Site Plan Report CG Project#13017.20 Chapter t — Project Description Chapter I Summary Narrative Vicinity Map Aerial Photograph The proposed project,is the addition of an auto sentry building and an associated driveway area to site located at an existing car wash property, located at 3523 Broadway Ave in Everett, WA. The site parcel number is 00437385800700. The site is a rectangular shaped parcel of 0.69 acres. It includes an existing car wash building with a footprint of 3,600 square feet and is generally covered with associated asphalt and concrete surfaces.A driveway runs around a 1,500 square foot round island of landscaping at the north side of the property.The proposal is to replace the landscaping and driveway in this area, and add an auto sentry building along the driveway path into the car wash. New/replaced impervious areas include: Building: 670 square feet Pavement: 3,516 square feet Curbs: 171 square feet Total: 4,357 square feet Disturbance of the site will be limited to an area around the proposed improvements. It is expected that clearing and grading will be limited to an area of approximately 5,000 square feet,as shown on the Temporary Erosion and Sedimentation Control Plan. The proposed work is expected to yield approximately 20 cubic yards of cut and 5 cubic yards of fill. Design was per the City of Everett Stormwater Management Manual and the City of Everett Design and Construction Standards Manual.This report is based on the steps recommended in Volume 1,Section 3.2 of the Stormwater Manual.
