SECTION I - PROJECT OVERVIEW <br /> General Description of Proposal: <br /> This report and plans are being submitted to the City of Everett as a part of Casino Road <br /> Office Building commercial site development permit for review and approval. This <br /> report is in accordance with the requirements of the 1997 Everett Stormwater <br /> Management Manual. <br /> Casino Road Office Building Project: <br /> Casino Road Office Building project is covering approximately 1.09 acres of land over <br /> Lot 2 and 3 of Williver Plat. Site is located southwest of West Casino Road, <br /> approximately 0.4 mile east of 28`h Ave NE/Airport Road. The proposed development <br /> will be a single office building. Proposed site utilities include storm water, sewer, water, <br /> electrical, gas, and telecommunications. This report is intended to provide an <br /> engineering analysis of storm water requirements for the proposed site. <br /> See Appendix A for Vicinity Map. <br /> Pre-developed Conditions of the Site: <br /> The majority of the site is comprised of fill material placed from commercial <br /> development in the area. In general, the property is covered with grasses, blackberries, <br /> Scotch broom, other shrubs, and scattered cottonwood,red alder, and Douglas fir. The <br /> fill area contains several old gravel roads and paths,which are largely void of vegetation. <br /> The edge of the fill on the eastern and southerner portion of the subject property slopes <br /> down into Category II wetland. A headwater stream Type F is located in this wetland. <br /> Site is generally flat with a gentle slope toward to wetland and frontage road. <br /> West Casino Road is located on the west side of the subject property. A small car repair <br /> shop is located on the north side. <br /> Existing drainage system consists of the sheet flow following natural ground slope <br /> toward to the wetland. Portion adjacent the frontage road flows to the existing storm <br /> drainage system in the right-of-way. No existing erosion problems were visible during <br /> site visit. <br /> See Appendix B for Topographic Survey, Site Photos. <br /> Developed Conditions of the Site: <br /> The project is currently at the design stage. Owner is planning to build a 7,680 SF office <br /> building with parking lot and driveway. <br /> { <br /> 1 <br />
