Project Overview <br /> This Stormwater Runoff Control Analysis addresses the proposed site redevelopments at the <br /> Community Transit Kasch Park Operating Base. Community Transit has expanded their facility to <br /> include the property at 2312 West Casino Road,which is across the street from the current operating <br /> base. Redevelopment at the newly acquired parcel will include adding two paved access driveways <br /> from Kasch Park Road,site fencing, loading dock modifications, interior remodeling,and <br /> corresponding storm drainage modifications. Site redevelopments at the existing Kasch Park <br /> Operating Base will include re-grading and paving of an existing parking lot,interior remodeling in <br /> several buildings,as well as a building addition to the existing Bus Wash facility. <br /> Storm drainage runoff analysis for the two sites is as follows. <br /> 2312 West Casino Road Property <br /> EXISTING CONDITIONS <br /> The existing property at 2312 West Casino Road is developed with a 55,470 square-foot footprint <br /> building and parking areas. The property is 5.92 acres,and is currently 84 percent impervious <br /> surfaces. The remaining impervious surfaces consist of asphalt pavement and concrete sidewalks. <br /> The paved portion of the site slopes to the north east,dropping 6.5 feet in 693 feet. The north and <br /> south ends of the property consist of landscaped areas,30 to 60 feet wide,that slope more steeply, <br /> as much as 3:1,to tie into the adjacent roadways. The existing paved parking lot has a storm runoff <br /> collection and conveyance system that routes the on-site storm runoff through a detention pipe prior to <br /> discharge into the storm drain main in West Casino Road. <br /> REDEVELOPED CONDITIONS <br /> The redevelopment on the Casino Road property includes construction of two new driveways from <br /> Kasch Park road. A 40-foot-wide driveway will be provided at the east edge of the property frontage, <br /> and a 32-foot-wide driveway will be provided at the west edge. The driveways will connect to Kasch <br /> Park Road with 35-foot-radius curb returns. The existing condition in the proposed driveway area <br /> consists of grass and some trees on land sloping from the roadway into the site at 5 to 10 percent. <br /> The driveway entrances will extend approximately 85 feet to tie into the existing paved area <br /> surrounding the existing building. Stormwater runoff from the new pavement will enter the existing <br /> on-site stormwater collection and conveyance system to discharge at the same location as in the <br /> existing condition. <br /> Community Transit <br /> Kasch Park Operating Base 1, <br />
