Panera Bread Stormwater Management Report Everett,WA
VI. Special Reports and/or Studies
A detailed geotechnical study of the site was performed by Krazan &Associates, Inc. to
determine the properties of the subsurface soils. This geotechnical report, dated August
24, 2012, project number 092-12004, indicates that beneath the existing pavement, the
surficial soils consist of fill overlying native, medium dense native silty sand with gravel
(glacial drift), and dense to very dense native silty sand with gravel (glacial till). The full
report is available in Appendix B.
VII. Other Permits
No other permits are required for the project.
VIII. Permanent Stormwater Control Plan
I. Off-site Analysis
An off-site analysis was not required since this project does not add 5,000 square
feet or more of impervious surface and reduced the amount of impervious surfaces.
However, an assessment of run-off from the McDonald's within the same plaza was
preformed since there would be area contributing to the stormwater conveyance
system on this project site. It was determined that approximately 0.26 acres
currently drain onto the project site and will continue to do so upon project
completion. This flow has been considered in the stormwater management design.
J. Pre-Developed Hydrology
A determination of the pre-developed hydrology was not required since this project
does not add 5,000 square feet or more of impervious surface and reduced the
amount of impervious surfaces. However, an assessment of the existing vs.
proposed surface conditions was performed and the impervious surface will be
decreased by 0.12 acres.
K. Developed Hydrology
Table 1 presents a tabulation of the proposed surface conditions to the single
discharge location.
Table 1
Site Conditions
Area of Land Disturbed, Including R/W: 40,931 SF=0.94 ac
Area of Land Disturbed,Without R/W: 38,155 SF=0.88 ac
Proposed Building Area: 4,300 SF=0.10 ac
Proposed PGIS*Area: 24,255 SF=0.56 ac
Proposed Sidewalk Area: 2,274 SF=0.05 ac
Proposed Pervious Area: 7,326 SF=0.17 ac
Core States Group Page 18
