Panera Bread Stormwater Management Report Everett,WA <br /> roof runoff does not require treatment prior to site discharge. See Appendix B for <br /> calculations, details and product specifications. <br /> N. BMPs and Facilities <br /> The existing single discharge location is equipped with a functioning oil/water <br /> separator (riser). This manhole will continue to function as the site's single <br /> discharge location and treatment device will remain intact. <br /> In addition to the oil/water separator,the site's proposed pervious areas have been <br /> increased from 0.05 acres to 0.17 acres,thus improving the existing conditions. <br /> 0. Conveyance Analysis <br /> For the purpose of designing conveyance systems in the City of Everett, the <br /> method depends upon the size of the basin. For sites in the City of Everett that <br /> disturb less than one acre of land and with a developed time of concentration <br /> less than or equal to 60 minutes, the Rational Method must be used to <br /> determine design flows.The Rational Method analysis was performed utilizing <br /> the 25-year storm event in accordance with the City of Everett Stormwater <br /> Management Manual. The calculations are provided as Figure 5 Appendix A of <br /> this report. <br /> P. Maintenance and Operation Plan <br /> The property owner shall plan to complete a checklist(See Appendix C)for catch <br /> basins,the oil/water separator and the BayFilterTM unit on the following schedule: <br /> (M) Monthly from October through April. <br /> (A) Once in late summer(preferably September). <br /> (S)After any major storm (use 1 inch in 24 hours as a guideline). <br /> Photocopies of the pages provided in Appendix D shall be used and checked off for the <br /> problems looked for each time an inspection is completed.Comments on problems <br /> found and actions taken shall be noted.Some items do not need to be looked at every <br /> time an inspection is done.The suggested frequency at the left of each item shall be <br /> used as a guideline for inspections. <br /> The "checked" sheets shall be kept by the property owner and made available to the <br /> City upon request. <br /> The facility-specific maintenance standards contained in Appendix D are intended to be <br /> conditions for determining if maintenance actions are required as identified through <br /> inspection.They are not intended to be measures of the facility's required condition at <br /> all times between inspections. In other words, exceedance of these conditions at any <br /> time between inspections and/or maintenance does not automatically constitute a <br /> violation of these standards. However, based upon inspection observations,the <br /> inspection and maintenance schedules shall be adjusted to minimize the length of time <br /> that a facility is in a condition that requires a maintenance action. <br /> Core States Group Page 20 <br />
