Panera Bread Stormwater Management Report Everett,WA
roof runoff does not require treatment prior to site discharge. See Appendix B for
calculations, details and product specifications.
N. BMPs and Facilities
The existing single discharge location is equipped with a functioning oil/water
separator (riser). This manhole will continue to function as the site's single
discharge location and treatment device will remain intact.
In addition to the oil/water separator, the site's proposed pervious areas have been
increased from 0.05 acres to 0.17 acres, thus improving the existing conditions.
0. Conveyance Analysis
For the purpose of designing conveyance systems in the City of Everett, the
method depends upon the size of the basin. For sites in the City of Everett that
disturb less than one acre of land and with a developed time of concentration
less than or equal to 60 minutes, the Rational Method must be used to
determine design flows. The Rational Method analysis was performed utilizing
the 25-year storm event in accordance with the City of Everett Stormwater
Management Manual. The calculations are provided as Figure 5 Appendix A of
this report.
P. Maintenance and Operation Plan
The property owner shall plan to complete a checklist(See Appendix C)for catch
basins, the oil/water separator and the BayFilterTM unit on the following schedule:
(M) Monthly from October through April.
(A) Once in late summer(preferably September).
(S)After any major storm (use 1 inch in 24 hours as a guideline).
Photocopies of the pages provided in Appendix D shall be used and checked off for the
problems looked for each time an inspection is completed.Comments on problems
found and actions taken shall be noted. Some items do not need to be looked at every
time an inspection is done. The suggested frequency at the left of each item shall be
used as a guideline for inspections.
The "checked" sheets shall be kept by the property owner and made available to the
City upon request.
The facility-specific maintenance standards contained in Appendix D are intended to be
conditions for determining if maintenance actions are required as identified through
inspection. They are not intended to be measures of the facility's required condition at
all times between inspections. In other words, exceedance of these conditions at any
time between inspections and/or maintenance does not automatically constitute a
violation of these standards. However, based upon inspection observations, the
inspection and maintenance schedules shall be adjusted to minimize the length of time
that a facility is in a condition that requires a maintenance action.
Core States Group Page 20
