1. INTRODUCTION <br /> This document is intended to provide the engineering information necessary to support <br /> the construction plan for Parcel C including the northwest corner of the Rodland Toyota <br /> properties submitted to the City of Everett for this site. The parcel C portion of this site <br /> covers 0.70 acres. The area of disturbance for this project is focused in the northwest <br /> corner of the overall Rodland Toyota complex and for the purposes of this analysis will be <br /> assumed to be completely disturbed/redeveloped for this project. Therefore, the total <br /> disturbed area will be 0.70 acres. This project will include some off-site curb and gutter <br /> improvements to remove two existing driveway cuts onto Madison. In addition, the on- <br /> site improvements include pavement for parking and an expansion to the existing <br /> buildings. <br /> This project proposes to create 0.30 acres of new roof surfaces for the addition over <br /> existing gravel/paved areas along with repaving some existing parking areas along the <br /> northwest side of the new addition and paving gravel areas north of the new addition. <br /> This will require the construction of stormwater conveyance and treatment facilities. Roof <br /> runoff from the new addition will be discharged directly to the downstream conveyance <br /> system since no treatment of the NPGIS runoff is needed. Runoff from the existing <br /> pavement surfaces to be repaved in the northwest corner of the project will continue to be <br /> collected by the existing water quality facility and conveyance system in that area. No <br /> addition impervious surfaces will be directed to this system and this project will actually <br /> reduce the total PGIS area tributary to this system. Runoff from the remaining new PGIS <br /> north of the addition will be collected and treated with a Stormfilter CB prior to release <br /> from the site. The site stormwater improvements were designed to meet the COE 2010 <br /> Stormwater Management Manual. <br /> The site is located west of Evergreen Way, in the City of Everett, and in Section 7, <br /> Township 289N, Range 5E, Willamette Meridian.
