Stormwater Site Plan Report <br /> CG Project#13008.20 <br /> Chapter I — Project Description <br /> Chapter I Summary <br /> Narrative <br /> Vicinity Map <br /> Aerial Photograph <br /> The proposed project is a 177 unit senior apartment building located on a site at 8800 <br /> Evergreen Way in Everett, WA. The site parcel number is 00392300000302. <br /> The site is an irregular shaped parcel of 2.38 acres. In its existing condition,the site is generally <br /> pervious,with various plants or trees covering most of its area. Adjacent to Evergreen Way, <br /> there is approximately 0.25 acres of poor condition asphalt and concrete, which will all be <br /> removed during construction.There is also an access road running along the site's northeast <br /> property line,which will also be removed. This road is made of asphalt and encompasses <br /> approximately 0.08 acres. The site generally slopes southeasterly toward Highway 99. <br /> New/replaced impervious areas include: <br /> Building: 0.55 acres <br /> Pavement (Asphalt & Concrete Areas) 1.27 acres <br /> Total: 1.82 acres <br /> As shown on the Temporary Erosion and Sedimentation Control Plan, disturbance will affect the <br /> entire site. <br /> The proposed work is expected to yield approximately 3,670 cubic yards of cut and 3,560 cubic <br /> yards of fill. <br /> Design was per the 2010 City of Everett Stormwater Management Manual and the City of <br /> Everett Design and Construction Standards Manual. This report is based on the steps <br /> recommended in Volume 1, Section 3.2 of the Stormwater Manual. Using Figures 2.1 and 2.2 in <br /> the Stormwater Manual, it was determined that the project is required to address Minimum <br /> Requirements 1 through 9, with Minimum Requirement 8 being not applicable to this project. <br /> In the following sections,this report will discuss the site assessment, stormwater management <br /> techniques, erosion control, source controls, special studies, other permits, off-site conditions, <br /> hydrology,flow control,water quality, conveyance, and maintenance for the proposed project. <br /> 250 4th Ave South, Suite 200 <br /> Edmonds, WA 98020 <br /> ENGINEERING <br />
