EXISTING CONDITIONS <br /> The proposed commercial site is a 2.04-acre parcel located in the NE 1/4 of the NW 1/4 of <br /> I Section 23, Township 28N, Range 4E, WM in Everett, WA. The site is located on Holly <br /> Drive, %2 block north of Airport. The adjacent site address is 10902 Holly Drive, Everett, <br /> I WA. <br /> The northerly easterly 0.8429 Acres of the 2.04 Acre site has been identified as wetland <br /> & required Buffer Area. The wetland occupies the northeast corner of the property and is <br /> hydraulically connected to the downstream by a seasonal stream channel, which will also <br /> be buffered from the proposed development. The wetland is assumed to receive surface <br /> 1 and subsurface groundwater flows from wooded and residential property to the <br /> northwest. The surveyors have mapped a ridgeline to the north of the property that <br /> represents the northerly limit to the contributing basin area serving as source to the <br /> $ wetland. Soils are mapped as Alderwood series GSL with an assumed hardpan layer at <br /> 30-36 inches. The property to the north & west is assumed to supply the water that <br /> sustains the wetland. A soils report has been ordered to verify field conditions prior to <br /> Final design. <br /> The westerly 1.2 acres of the property will be the proposed development area. The <br /> I property is known to have been used historically as a residential lot but the previous <br /> structures were removed.
