SECTION II: SITE ASSESSMENT <br /> Based on the site reconnaissance and the available topography we have the following info: <br /> • Topography: The topography of the site shows a 4 to 6-ft fall to the northeast. Refer to <br /> the grading plan for more details. <br /> • Drainage: The majority of the site drains to the northeast and enters into the <br /> neighboring property to follow its natural drainage course and eventually ends up in <br /> Merrill and Ring Creek. No existing problems were found and it appears that our <br /> proposal will not aggravate any downstream issues. <br /> • Soils: Per SCC survey of Snohomish County, the project site contains Alderwood <br /> Urban Land Complex 2 to 8 percent. Refer to the attached soil map later in this report. <br /> • Ground Cover: The entire site exists as grass with some thick bushes at the northeast <br /> corner. The existing home was removed few years ago. <br /> • Critical areas: There are no critical areas located within the site. <br /> • The property access is from Upper ridge road. The site is located in the residential area <br /> with homes located to the west, north and south. To the immediate east is a raw <br /> property. <br /> SECTION III: ON-SITE STORMWATER MANAGEMENT <br /> This refers to on-site stormwater management BMP's in Volume III, Chapter 12 of the City <br /> of Everett Stormwater Management Manual. Individual infiltration trenches are proposed <br /> to meet BMP 12.30 as outlined in the city of Everett Stormwater Management Plan. The <br /> soils are Alderwood soils and per BMP 12.30,the bottom area of the trench shall be 250 SF <br /> for 1,000 SF of equivalent impervious area. The proposed units are 1,882 SF each and <br /> approximately 470 SF of bottom area is required to meet BMP 12.30. The proposal is to <br /> provide an infiltration trench of 40-ft x 12-ft x 2-ft per unit. Driveways will be dispersed <br /> through the side yards to follow its natural drainage location. Refer to Sheet C 1.0 for more <br /> details. <br /> Also, a note has been added to the plans to meet BMP 12.20. <br />
