1 <br /> 2.0 PROJECT OVERVIEW <br /> The proposed development is located within a portion of the Northeast quarter of the Southeast <br /> quarter of Section 20, Township 29 North, Range 5 East, Willamette Meridian, within the City of <br /> Everett, Washington. More particularly, the site lies on the northeast corner of the intersection of <br /> Walnut Street and Everett Avenue (SR-529). The overall site comprises approximately 0.64 acre <br /> that is currently developed as a gas station, convenience store, and car wash. The proposed <br /> project is to demolish the existing 1,065-square-foot convenience store and 882-sqaure-foot <br /> ' carwash and construct a new 2,996-square-foot convenience store in northeast corner of the site. <br /> Site redevelopment will include reconstruction of the trash enclosure, installation of perimeter and <br /> parking lot landscaping and irrigation, installation of two biofilter cells for low-impact design, <br /> reconnection of utilities to the new store location, installation of a new fuel canopy, and <br /> ' installation of new underground storage tanks (USTs). The storm surface runoff for the <br /> developed site will be collected and treated through the biofilter cells prior to discharge to the <br /> combined public storm and sanitary sewer conveyance system in the adjacent alley along the <br /> ' north side of the property. The proposed redevelopment will encompass the entire site totaling <br /> approximately 0.64 acre and will consist of the removal of the car wash, a new convenience store <br /> building,and replacement of the fuel area concrete slab and canopy with associated drive aisles, <br /> landscaping,and parking areas. <br /> 1 <br /> 1 <br /> 1 <br /> 1 <br /> 1 <br /> 16580.007.doc <br />
