3.0 EXISTING CONDITIONS SUMMARY <br /> ' The total site area is approximately 0.64 acre±with an existing fuel service canopy, underground <br /> fuel storage tanks, convenience store building, car wash, paved parking, and drive aisles. The <br /> site generally slopes from west to east. There are existing catch basins located at the southeast <br /> ' corner and northeast corner of the site that collect the surface runoff; the runoff discharges to the <br /> existing combined public storm and sanitary sewer conveyance system located in the adjacent <br /> alley to the north. The on-site soils are not conducive to infiltration due to the substantial silt <br /> content and dense nature. The test pits conducted for the site encountered fill soil overlying <br /> native, medium-dense silty sand with gravel.
