1 <br /> i <br /> ' GEOTECHNICAL ENGINEERING STUDY <br /> Proposed Convenience Store and Fueling Canopy <br /> 2631 Walnut Street <br /> ' Everett, Washington <br /> ' This report presents the findings and recommendations of our geotechnical engineering study for <br /> the site of the proposed convenience store and fueling canopy to be located in Everett. <br /> We have been provided with a survey of the site by The Matthews Company dated April 17, 2009. <br /> ' We have also been provided with a preliminary site plan prepared by Barghausen Consulting <br /> Engineers Inc. and dated November 25, 2013. Based on these plans, we understand that the <br /> development will consist of removal of the existing structures and underground storage tanks <br /> (USTs), and construction of a new convenience store, fueling canopy, and USTs. The convenience <br /> store will be located in the northeastern corner of the property, near an existing sign. The existing <br /> carwash under the southeastern portion of the building, and the current underground storage tanks <br /> (USTs) under the southwest corner will be removed. The new canopy and fueling islands will be <br /> located in the same area as the existing convenience store on the west portion of the property. <br /> ' If the scope of the project changes from what we have described above, we should be provided <br /> with revised plans in order to determine if modifications to the recommendations and conclusions of <br /> this report are warranted.. <br /> 1 <br /> SITE CONDITIONS <br /> SURFACE <br /> ' The Vicinity Map, Plate 1, illustrates the general location of the site. The rectangular site is <br /> bordered to the south by Everett Avenue, to the west by Walnut Street, to the north by a paved <br /> alley, and to the east by a grassy area with an offramp for Interstate 5 further to the east. <br /> ' The site is currently utilized as a gas station and convenience store. The convenience store is <br /> located in the west-central portion of the site, and gas pumps and an overhead canopy are located <br /> west of the convenience store. USTs are located east of the convenience store. A drive-through <br /> carwash structure is located at the east edge of the site. An elevated sign Is located at the <br /> northeast corner of the site, and is supported with two steel columns. Most of the site around these <br /> structures is covered with asphalt and concrete pavement, with narrow planter strips along some of <br /> ' the site perimeter. A grassy area is located in the northeast corner of the site adjacent to the <br /> carwash structure. <br /> ' The ground surface within the site slopes slightly down toward the east, with a change In elevation <br /> of about 5 feet across the site. At the northeast corner of the site the ground surface along the site <br /> edges slopes moderately down toward the north and east as much as about 3 feet. This area was <br /> likely filled above the original grade to create the level exit drive for the carwash. <br /> We also explored conditions to the foundations for the elevated sign near the northeast <br /> p adjacent <br /> corner of the site to evaluate the size of the sign foundations. Using a shovel we excavated several <br /> ' holes around the two metal columns that support the sign. We also used a %-inch diameter steel <br /> probe rod to search for the edge of the foundations. Based on our findings,there appears to be an <br /> approximately circular foundation below each of the sign columns. The distance to the edge of the <br />
