1 <br /> Basin 2: This basin encompasses the central core of the project and flows west to the <br /> existing wetland on the east side of the site. The total area of Basin 2 is 46,485 SF <br /> (1.06acres). (See Basin Maps in the Section II this report). For the purpose of <br /> calculations,Basin 2 was split into two separate sub-basins,Basin 2A and Basin 2B. <br /> I <br /> A. Basin 2A— This basin includes 0.58 acres of developed area and includes <br /> 0.22 acres of impervious and 0.36 acres of pervious area(landscape and/or <br /> natural). The basin has 4 rain gardens (flowing west) along the private <br /> road to collect drainage. The impervious area includes half the 323FT of <br /> private roadway (13' including curbs) (0.06 acres) and roof drainage from <br /> unit's 1, 2, 3, 4 & 5 and the car wash building (0.16 acres). Pervious areas <br /> I include driveways for unit's 2, 3, 4 & 5 and the car wash driveway <br /> (0.04acres). Other Pervious areas include landscape and/or natural) <br /> complete the drainage for Basin 2A. <br /> B. Basin 2B — This basin includes 0.48 acres of developed area which <br /> includes 0.18 acres of impervious and 0.30 acres of pervious area <br /> (landscaped and/or natural).) The basin has 4 rain gardens (flowing west) <br /> along the private road to collect drainage. The impervious area includes <br /> half the 323FT of private roadway (13' including curbs roof drains for <br /> unit's 6, 7, 8 & 9. Pervious areas include, pervious driveways for units 6, <br /> 7, 8 & 9, sidewalk and all landscape and/or natural areas that complete the <br /> drainage for Basin 2B. <br /> All stormwater is expected to infiltrate on site at the rate of 1 inch per hour. <br /> Minimum Requirement#8: WETLAND PROTECTION <br /> A wetland mitigation plan has been approved through the city process. These construction plans <br /> follow the provisions the provisions in the mitigation plans. <br /> Minimum Requirement#9: OPERATION AND MAINTENANCE <br /> The owner or his representative (CESCL) of the property will inspect the developed areas after <br /> storms and prior to winter and spring weather conditions. The owner during construction is Reed <br /> Hansen (See plans for address and phone #.) This inspection will include rain gardens <br /> landscaped areas, other drainage facilities and wetlands. If erosion occurs due to lack of material <br /> then it will be replaced with same type material. The catch basins with oil water separator will be <br /> cleaned both in the fall and spring together with additional cleaning if needed following a storm <br /> of significance <br /> 10 <br /> 1 <br />
