EXECUTIVE SUMMARY <br /> Serenity Meadows located near North Creek is a Residential Cluster Subdivision development <br /> project. The development site proposes to build 9 single-family homes on 2.07 acres. The project <br /> p J p P P g Y <br /> site is located on the west side of 7th Ave. between 106th Place SE and 107th Place SE at 10632 — <br /> 7th Avenue SE,within the City of Everett,WA. Access to the site will be provided from 7th Ave. <br /> 1i by a private road running through the center of the property. <br /> IThere are a series of rain gardens along both sides of the private roadway and a bermed <br /> infiltration area located within the existing wetland buffer will be used to infiltrate the rainwater <br /> runoff from the majority of the onsite impervious areas into the native soils. A small portion of <br /> the proposed frontage improvements and a portion of the private road providing access to the site <br /> will be allowed to flow to the existing drainage system located within 7th Ave. SE. <br /> During September 2007, March 2008 and twice in Dec. 2011 and once in Jan. 2012, Jim Kresge <br /> from MAC Engineering visited the site and observed existing drainage patterns, topography, and <br /> ground cover. <br /> Due to the type of soils, second growth forest vegetation on site,the distance from the developed <br /> areas to the property lines and the BPMs used on this proposed project is expected to meet the <br /> requirement to provide both flow control and stormwater treatment. <br /> EXISTING CONDITIONS <br /> The total project site has an area of 2.07acres. The site is currently developed with a single <br /> family residence located on the east side of the property. The house is approximately 1800 SF in <br /> area with an addition 800 SF of deck. Access to the house from 7th Ave. SE is provided by 1200 <br /> SF of asphalt pavement driveway, 1500 SF of graveled area and a 350 SF concrete pad. There is <br /> an existing swimming pool located south of the house. The house, driveway and swimming pool <br /> are to be demolished and removed from the site prior to construction. The pool is currently filled <br /> with dirt. <br /> The adjacent lot to the north has an existing fence and building that encroach onto the site. The <br /> fence encroachment will become the new property line on the north side of the project as shown <br /> on our plans,per agreement between the property owners. <br /> The majority of the site topography is composed of flat to moderate slopes. This site is perched <br /> on a hill and is higher in elevation than the adjacent properties to the north and to the south. <br /> 7th Ave SE is currently fully developed roadway with curb, gutter and sidewalks and includes an <br /> existing drainage system. We will connect into the existing drainage system and replace all areas <br /> 1 1 <br /> 1 <br />
