Aug.. <br /> INTRODUCTION/GENERAL SUMMARY <br /> The proposed McDonald's Restaurant project consists of a 3,600-square foot fast food restaurant facility <br /> and associated site improvements, including parking, stormwater facilities and landscaping. The entire <br /> property is approximately 0.95 acres in size. The site is located in the southeast quarter of the southeast <br /> quarter of Section 18, Township 28 North, Range 5 Fast, W.M., lying within the City limits of Everett, <br /> Washington. The site is bounded by 19th Avenue S.E. (Everett-Bothell Highway), on the north by an <br /> existing motel, and on the south by an existing restaurant. The property is orientated on an east/west axis <br /> with the longest portion being 229 feet long and the north and south portion which fronts 19th Avenue S.E. <br /> being 164 feet. <br /> EXISTING CONDITIONS <br /> Based on our field reconnaissance and on topographic surveys performed on this project, it has been <br /> determined that the project is open pasture on 100 percent of the project. No impervious surfaces exist in <br /> the pre-developed condition of this project. The existing slopes on the property range from 3 to 12 percent <br /> to the west. All surface drainage currently runs in an east to west direction away from 19th Avenue S.E. <br /> The existing drainage pattern directs all drainage westerly across another 1-acre parcel and into a seasonal <br /> drainage course lying between the westerly 1-acre parcel and Interstate 5. <br /> The existing drainage patterns adjacent to this site are as follows: <br /> • The northerly property, which is an existing motel, currently collects all drainage into its own <br /> on-site storm drainage collection system. <br /> • Bounding the east edge of the project is 19t1 Avenue S.E. in which drainage is controlled within <br /> the curb lines of the street and collected through a public storm drainage system. <br /> • The drainage lying south of this site is collected through an existing parking lot into its own private <br /> storm drainage system. <br /> • The property lying to the west of this site is currently partially developed, however, it does drain <br /> to the west away from our site. <br /> Based on these conditions, there will be no off-site drainage contributing to this storm drainage system. <br /> The existing soils on this site are Alderwood gravely, sandy lawns. The Alderwood gravely, sand loam <br /> is classified as Hydrologic Soil Group "C." The curb number assigned to the existing conditions for <br /> meadow or pasture under Hydrologic Soil Group "C" is CN=85. This site will be modeled using this <br /> runoff factor and treating the entire site as one iiasin. <br /> DEVELOPED CONDITIONS <br /> The proposed on-site storm drainage conveyance and detention system will be sized to meet or exceed the <br /> City of Everett design standards. These design standards vary according to the drainage basin of the <br /> receiving waters. This project lies within the Wood Creek Drainage Basin as identified in the City of <br /> Everett Basin mapping. The Wood Creek Drainage Basin requires storage of the 25-year design storm with <br /> a 2-year, pre-developed release- rate. <br /> 5449.002 1DTC/ca/krl <br />
