SLC <br /> SILVER LAKE CENTER Context& Character <br /> • Silver Lake Center(SLC)is a mixed-use project to be located on lands comprising 13 acres on the <br /> north shore of Silver Lake. This land area represents the consolidated area of SLC lands together <br /> with those lands owned by Safeway. <br /> • Silver Lake is located on SR(State Route)527 adjacent to the Interstate 5 Corridor between the cities <br /> of Mill Creek and Everett in South Snohomish County,Washington; <br /> • Although an integral part of the Seattle metropolitan area, Silver Lake is located 20 miles north of <br /> downtown Seattle where the Interstate 5 corridor converges on and crosses SR 527; <br /> • Originally the Old Pacific Highway, SR 527 is also known as the Bothell-Everett Highway(and 19th <br /> Avenue SE). It"wraps"the SLC site on its entire southern and the western boundaries ... a distance <br /> of approximately One Thousand Six Hundred(1,600)feet. <br /> • The approach from the south is particularly interesting because of the curvilinear nature of the <br /> highway as it circumnavigates the eastern and northern shoreline of the Lake. Because the Site is on <br /> the north/south axis of the highway,it is visible from many south and south-easterly vantage points <br /> ... seen from across the Lake as far as one and one-half miles.The dynamics of this roadway <br /> geometry,open space, light,water and shoreline lead one to embrace a number of planning <br /> advantages and design opportunities; <br /> • The Site is further defined by two east/west arterials,namely 112th Street and 110th Street; <br /> • The Site has a total arterial frontage of approximately Two Thousand One Hundred Sixty(2,160)feet <br /> ... that is ... approaching one-half mile; <br /> • The Silver Lake Basin has been for several decades,and remains today,one of the fastest growing <br /> regions in Puget Sound;continuing to see double digit growth for the next decade; <br /> • The design for Silver Lake Center is a carefully crafted response to the many opportunities that are <br /> inherent in a very unique Site within a very unique urban context; <br /> • The generating forces that dictate the project form consist of the Lake,the geometrics of the <br /> roadways,the long vistas from the South and the West,the panoramic mountain and territorial views, <br /> and the medium density mixed-use zoning provided by the Everett Comprehensive Plan and the <br /> Zoning Code; <br /> • The project form is also determined by the principle anchor tenants...a new supermarket anchor of <br /> some 60,000 square feet together with several prominent northwest retail and national <br /> retail/entertainment tenants; <br /> • The total commercial space planned for the consolidated site area is approximately Five Hundred <br /> Thousand(500,000)square feet; <br /> ail`er Lake Center Proiect Profile Pape I of 21 <br />
