1 <br /> Section l: Project Description <br /> Proposed Improvements <br /> ' The proposed development consists of the construction of a new office/warehouse building on an <br /> undeveloped 3.5-acre site at 2215 Merrill Creek Parkway in Everett, Washington. The new <br /> ' 34,100± SF building will be located in the western portion of Lot 3B-1. An existing 79,820± SF <br /> building to the south has the same owner and parking for both buildings will total 147 stalls. <br /> Additional proposed improvements include stormwater management facilities, utilities and on-site <br /> landscaping on the. <br /> ' The subject property and the surroundingproperties to the north, south and west are zoned <br /> p p Yp pM-1, <br /> Office and Industrial Park. The property to the east is zoned R-3, Multiple Family Residential. <br /> ' However, Narbeck Creek and the large gully associated with Narbeck Creek separates the project <br /> area of the subject property and the residentially zoned property to the east. <br /> ' Basin Summary <br /> Due to the topography of the site, the stormwater runoff generated is split into two separate basins <br /> ' as described below: <br /> East Fork of Powdermill Gulch Creek(Western Basin): <br /> IRunoff generated by 1.65 acres of the subject property drains to an existing detention pond that is <br /> located west of the site. Runoff from approximately 0.16 acres of the development to the south <br /> will drain to the subject property in the developed condition. Stormwater detention volume for the <br /> developed site and the runoff from the south is provided in the existing facility. Water quality <br /> BMPs will be provided for runoff draining to Powdermill Gulch Creek, but no on-site detention is <br /> proposed. See Figure 2 on the next page and the Developed Hydrology section of this report for <br /> ' additional information. <br /> Narbeck Creek(Eastern Basin): <br /> ' The runoff generated by the remainder of the site drains to Narbeck Creek. Of the 1.96 acres of <br /> the site that drain to Narbeck Creek, 1.65 acres is in the NGPA or associated buffer and will remain <br /> ' in its undeveloped condition; therefore only the portion that will be disturbed will be addressed in <br /> this report. <br /> Figure 1 and Figure 2 below illustrate the predeveloped and developed drainage basins. <br /> 1 <br /> 1 <br /> 1 <br /> 6/16/2011 Stormwater Site Plan Page 1 <br /> 1 <br />
