1 <br /> October 22, 2007 <br /> Project No. T-5922-1 <br /> Specifically, this report addresses the following: <br /> • Soil and groundwater conditions <br /> • Geologic hazards <br /> • Site preparation and grading <br /> • Excavations <br /> • Foundation design criteria <br /> ' • Floor slabs <br /> • Retaining walls <br /> ' • Subsurface drainage <br /> • Utilities <br /> ' • Pavements <br /> It should be noted that recommendations outlined in this report regarding drainage are associated with soil <br /> ' strength, design earth pressures, erosion, and stability. Design and performance issues with respect to moisture <br /> as it relates to the structure environment (i.e., humidity, mildew, mold) is beyond Terra Associates' purview. A <br /> building envelope specialist or contactor should be consulted to address these issues,as needed. <br /> ' 3.0 SITE CONDITIONS <br /> 3.1 Surface <br /> The site is an undeveloped 10.66-acre parcel located east of and adjacent to 23rd Drive West just north of its <br /> ' intersection with 60th Street SW in Everett, Washington. The approximate location of the site is shown on <br /> Figure 1. <br /> ' Existing topography in the planned development area is relatively flat to undulating, with a gentle overall grade <br /> down to the northeast. Vegetation in the planned development area consists of mature coniferous and deciduous <br /> trees with brush undergrowth. We observed a broad, north- to northeast-trending swale in the northeastern <br /> ' portion of the planned development area. The swale is vegetated with mature vegetation, and showed no <br /> indications of persistent wet conditions,past surface water flow, or channel development. <br /> ' A prominent north-trending ravine associated with the Narbeck Creek drainage corridor crosses the eastern <br /> portion of the site, east of the planned development area. Topographic information and our field observations <br /> indicate the slope is approximately 80 feet high with inclinations typically ranging between about 50 and 75 <br /> ' percent. Portions of the slope face have been subjected to shallow erosion and localized sloughing of forest duff <br /> and loose overburden soils. We did not observe indications of deep-seated instability or persistent groundwater <br /> seepage on or above the slope face. Slope vegetation generally consists of mature relatively-straight coniferous <br /> trees, mature deciduous trees, and brush. In addition, we observed several large-diameter old-growth stumps on <br /> the slope face and in the drainage channel at the base of the slope. We observed a very light volume of water in <br /> the stream channel during our September 2007 field work. <br /> 1 <br /> Page No. 2 <br />
