1
1
r PROJECT OVERVIEW
This drainage report summarizes the storm drainage analysis and design for the James Monroe
Elementary School project. The project consists of demolishing the existing school and adjacent
structures and pavement to construct a new facility and site improvements.
The project site is the existing James Monroe Elementary School, owned and operated by Everett
School District(ESD). The site is located in a residential neighborhood in southeast Everett,
about 0.4 mile northeast of Silver Lake. The site is bounded on the north and east by residential
' homes, on the south by 110th Street SE,and on the west by 27th Avenue SE. The 9.16-acre
rectangular site is approximately 660 feet east to west by 780 feet north to south.
' The current school consists of seven classroom, administration, and general purpose buildings,
four portable classrooms, and a covered play shed. There are three at-grade parking lots with
pedestrian and bus drop off areas on the south and west sides,an athletic playfield in the
northeast corner, general play areas, and walkways for building circulation. The remainder of
the site is lawn, with clusters of trees and landscaping. There are no sensitive areas(as defined
by the City of Everett Code) on the site. See the Existing Drainage Basin Map in Appendix A.
The topography is flat to gently sloping, with mounded areas in the southeast and southwest
corners and a terraced area in the northwest corner about 10 feet higher than the surrounding
terrain. The geotechnical report identifies the underlying soil as Lodgement Till with local areas
' of fill. Infiltration potential of these soils is low.
The proposed redevelopment consists of demolishing the existing buildings and paved areas to
' construct a two-story,approximately 69,100-square-foot building. The redevelopment will
provide new parking lots, pedestrian pavements, new utilities, storm drainage, and other support
facilities(see Proposed Drainage System and Basin Map). The existing athletic field and some
of the existing vegetation will remain.
1
James Monroe Elementary School 1 Reid iddleton
Drainage Report
