1 <br /> 1 <br /> r PROJECT OVERVIEW <br /> This drainage report summarizes the storm drainage analysis and design for the James Monroe <br /> Elementary School project. The project consists of demolishing the existing school and adjacent <br /> structures and pavement to construct a new facility and site improvements. <br /> The project site is the existing James Monroe Elementary School,owned and operated by Everett <br /> School District(ESD). The site is located in a residential neighborhood in southeast Everett, <br /> about 0.4 mile northeast of Silver Lake. The site is bounded on the north and east by residential <br /> ' homes, on the south by 110th Street SE,and on the west by 27th Avenue SE. The 9.16-acre <br /> rectangular site is approximately 660 feet east to west by 780 feet north to south. <br /> ' The current school consists of seven classroom, administration,and general purpose buildings, <br /> four portable classrooms, and a covered play shed. There are three at-grade parking lots with <br /> pedestrian and bus drop off areas on the south and west sides,an athletic playfield in the <br /> northeast corner,general play areas, and walkways for building circulation. The remainder of <br /> the site is lawn,with clusters of trees and landscaping. There are no sensitive areas(as defined <br /> by the City of Everett Code) on the site. See the Existing Drainage Basin Map in Appendix A. <br /> The topography is flat to gently sloping,with mounded areas in the southeast and southwest <br /> corners and a terraced area in the northwest corner about 10 feet higher than the surrounding <br /> terrain. The geotechnical report identifies the underlying soil as Lodgement Till with local areas <br /> ' of fill. Infiltration potential of these soils is low. <br /> The proposed redevelopment consists of demolishing the existing buildings and paved areas to <br /> ' construct a two-story,approximately 69,100-square-foot building. The redevelopment will <br /> provide new parking lots,pedestrian pavements,new utilities, storm drainage,and other support <br /> facilities(see Proposed Drainage System and Basin Map).
