Water main is located <br /> along the street frontage of 36th Street West. <br /> ' Estimated Traffic Volumes: Final user unknown at this time. MDNS permitted approximately 550,000sf <br /> of office use. <br /> Zoning: M 1 <br /> ' Description of Site: The site is approximately 40+/-acres in size and is undeveloped. The site <br /> was recently logged with low impact logging techniques during the winter 2005 and spring 2006. <br /> The site slopes generally at a 10%-12% slope from south to north. The site is bordered to the north <br /> ' by a residential neighborhood. The northern half of the eastern property line is also adjacent to <br /> residential properties. The southern boundary abuts Boeing recreational property. A portion of the <br /> west property line is adjacent to the Boeing property and the BNSF railroad property. This western <br /> ' portion is mostly steep slopes and is known as Japanese Gulch. <br /> Description of Proposed Project: The project proposes to construct the roadway, utility and graded <br /> ' pads for warehouse and/or office type development. <br /> Water for the site would be tapped from the existing 12" water line within 36th Street West. The <br /> water main would be looped around the site and reconnected to the water main in 36th Street West. <br /> ' Sewer for the project would likely be accomplished through a combination of 2/3 of the site by <br /> gravity sewer and 1/3 of the site by a sewer pump station system. The sewer pump system would <br /> connect to the gravity system which is proposed to connect to the existing sewer system in Sound <br /> ' Avenue. <br /> Stormwater for the project would likely include stormwater vaults and water quality BMP's. The <br /> proposed system drains into three basins as shown and described on the stormwater report. <br /> Power/Telephone for the project would originate from the existing services available along the <br /> roadway frontages. <br /> Access for the project would be as shown on the attached site plan. <br /> Earthwork to accommodate this project would likely be completed by mass grading of the site. <br /> ' Unsuitable topsoil would be removed from the site. The site is planned on being close to a balanced <br /> cut and fill site. <br /> Landscaping will be incorporated in all on-site areas not shown for pedestrian or vehicular <br /> circulation. A 75'residential landscape buffer will also be provided along the residential portions of <br /> ' the site. Landscaping will be per local code requirements. <br /> Construction Materials for the project would include concrete curb, asphalt pavement, painted <br /> striping, concrete walkways, landscaping and building materials compliant with the the City of <br /> Everett and Seaway Center Code. <br />
