Four Corners Short Plat <br />SECTION 2 - SITE ASSESSMENT <br />Stormwater Site Plan <br />Refer to Figure 2 — Existing Conditions in the Appendix of this report in conjunction with the site <br />assessment. <br />SWMM SITE ASSESSMENT REQUIREMENTS <br />1. Topography: The project site generally slopes to the north east portion of the project site. The site <br />was previously developed with a stormwater system and drainage swale located in the northeast <br />corner of the site. <br />2. Drainage: Summarized in Section 8.A — Off -Site Analysis. <br />Soils: The soils of the area are characterized generally by the Natural Resource Conservation <br />Services (NRCS) as Alderwood-Urban Land complex (23.8%), and urban land (76.2%). The NRCS <br />report is provided in Appendix A for reference. A site specific Geotech report was prepared by <br />Earth Solutions, NW (April 1, 2019) and is included in Appendix A. <br />4. Ground Cover: The project site is mostly cleared and graded to accommodate existing commercial <br />activities. The project site is generally paved or covered with buildings with various planter islands <br />located throughout the project site. <br />5. Critical Areas: The project site is currently a paved parking lot with various planter islands and <br />commercial buildings. There are no known wetland, stream or other known critical areas on the site. <br />6. Adjacent Areas: The properties immediately east and a portion to the north of the site are zoned E-1 <br />and those adjacent to the western boundary are zone R-1.
