Four Corners Short Plat
Stormwater Site Plan
SECTION 3 - SITE DEVELOPMENT PLAN w/ ON -SITE STORMWATER
MANAGEMENT
Per MR #5, on -site stormwater management is required to infiltrate, retain, and disperse stormwater
runoff on -site to the maximum extent feasible without causing flooding or erosion impacts. Section 2.5.5,
Volume 1 of the 2014 SWMM outlines the on -site stormwater management strategies and Best Management
Practices (BMPs) that must be implemented, where feasible, in order to meet MR#5. The potential BMPs that
were evaluated for this project include:
• Vegetation Protection Areas
• Soil Amendments, Quality and Depth
• Onsite Infiltration Areas
• Raingardens
• Downspout Dispersion Systems
• Concentrated Flow Dispersion
• Sheet Flow Dispersion
Due to the site layout, topography, and lack of available open spaces, vegetation protection areas are
not feasible. Dispersion systems are not viable due to the site topography and the inability to meet required
minimum flow path lengths.
The project will be required to apply BMP T5.13 Post Construction Soil Quality Depth for all lawn and
landscape areas. This requirement will be met by proper installation of proposed landscaping features.
Per the Geotechnical Report (Appendix A), infiltration is not a practical option due to the characteristics of
the soil over much of the site.
The developed site conditions and proposed storm drainage facilities are described in more detail in
Section 8.
CPH Project No. 0024- 7 8-042 October 23, 2020
CPIH CONSULTANTS Page 5
