The
responses below are grouped and numbered per your original letter, which is attached for reference.
A copy of this letter will be included individually with that submittal.
1. Building Height. The maximum height allowed in this zoning designation is 75' as
measured from the Average Base Elevation (ABE). Building B is identified as 75.5'+/-
measured from the ABE. Please review and revise accordingly. Calculations should also
be updated accordingly on the Architectural Site Plan. Note: any structure proposed
within 1' of the maximum height requires a base elevation survey at time of construction
permit review and a height survey at time of framing inspection. Please refer to the
building height handout for complete details.
a. Response: Average base elevation calculations have been revised per latest Civil
grading plans (under separate permit). The highest ridge of the Building B roof
has been revised, to bring it under the 75' maximum height allowed per the
EMC.
2. Bicycle Parking Counts.
a. Building A identifies a bicycle storage area on Sheet A212B with 14 stalls but
elsewhere in the plan set(s) note Building A as having 15 interior bicycle stalls.
Please review and revise accordingly.
i. Response: All interior bicycle storage room layouts have been reviewed
and modified as necessary. See revised calculations on A020 and revised
enlarged layouts on the enlarged plan sheets.
b. Building B identifies one bicycle storage area on sheet A221A but does not identify
the racking system or number of bicycles that can be stored within that one storage
15200 52nd Avenue South, Suite 300, Seattle, Washington 98188
Phone 206.766.8300
www.johnsonbraund.com
