1.0 INTRODUCTION <br />This geotechnical engineering report presents the results of GeoEngineers' geotechnical engineering <br />services for the proposed improvements to the existing Lee Johnson Hyundai Dealership located at <br />7800 Evergreen Way in Everett, Washington. The site is located northeast of the intersection of <br />79th Place SE and Evergreen Way and is shown relative to surrounding physical features on Figures 1 and 2. <br />We understand that LMJ Enterprises is planning to expand the east side of the existing Hyundai car <br />dealership to construct a new showroom, service area drive -through, and to make improvements to the <br />parking and sales lots. Associated improvements include sidewalks, underground utilities, and <br />landscaping. <br />The purpose of this report is to provide geotechnical engineering conclusions and recommendations for <br />the design of the planned addition to the existing Lee Johnson Hyundai Dealership. GeoEngineers' <br />geotechnical engineering services have been completed in general accordance with our agreement dated <br />June 24, 2021. <br />2.0 FIELD EXPLORATIONS AND LABORATORY TESTING <br />2.1. Feld Explorations <br />Subsurface conditions at the site were evaluated by drilling three borings (B-1 through B-3) to depths <br />rangingfrom approximately 12 to 21 feet below existingsite grades (bgs). The approximate locations of the <br />borings are shown in Figure 2. A description of the field exploration program and summary boring logs are <br />presented in Appendix A. <br />2.2. Laboratory Testing <br />Soil samples were obtained during drilling and were taken to GeoEngineers' laboratory for further <br />evaluation. Selected samples were tested for the determination of moisture content and grain -size <br />distribution. A description of the laboratory testing and the test results are presented in Appendix B. <br />3.0 SITE CONDITIONS <br />3.1. Surface Conditions <br />The site is currently occupied by two single -story commercial buildings consisting of the Lee Johnson <br />Hyundai of Everett building and the associated service center. The site is bounded by commercial property <br />to the south, Evergreen Middle School to the west, a church to the north, and Evergreen Way to east. The <br />site gently slopes down from approximate Elevation 552 feet near the southwest corner to about Elevation <br />532 feet near the northeast corner of the site. The buildings are surrounded by asphalt pavement, <br />hardscape and landscaping. <br />Underground utilities at the site include, but are not limited to, sanitary sewer, storm drain, gas, water, <br />power, and telecommunications. <br />GEOENGINEER� December6, 2021 Pagel <br />File No. 24 59-003-00 <br />
