Each dwelling should be provided with a system supply hot water per IRC Section R306.4. The <br /> location and type of system for the Main Level should be specified in the drawings. Seismic <br /> restraints should be specified for tank water heaters per IRC Section M1307.2. <br /> Structural <br /> 1. The proposed modifications to the Basement Level appear to modify existing load bearing walls <br /> and posts at this level. Structural modifications at this level should be clarified. If modifications <br /> have occurred, structural framing plans for the structure should be provided demonstrating that <br /> the modified load paths comply with the IRC. Alternatively, structural calculations <br /> substantiating the framing may be submitted per Section R301.1.3. See Section R301.1. <br /> 2. The exterior wall openings (i.e., doors and windows) for the Basement Level appear to be new. <br /> Framing details for the new opening should be submitted for review. The details should specify <br /> headers and studs per Sections R602.7 and R602.7.5. Framing fasteners should be specified <br /> per Table R602.3(1). <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
