(MGI) is pleased to submit this report describing the results of our geotechnical engineering evaluation of the improvements proposed for your undeveloped property located at the northeast comer of the intersection of Airport Road and Holly Dr in Everett, Washington. This report has been prepared for the exclusive use of Helix Design Group, Inc., and their consultants, for specific application to this project, in accordance with generally accepted geotechnical engineering practice. 1.0 SITE AND PROJECT DESCRIPTION The project site consists of two contiguous, previously undeveloped tax parcels, situated immediately northeast of the intersection between AirportRd and Holly Dr, towards the southwest comer of the city limits of Everett, Washington, as shown on the enclosed Topographic and Location Map(Figure 1). The associated parcels occupy 1.34 acres and 0.85 acres, respectively, with the subjectproperty encompassing a total areal extent of approximately 2.19 acres, with the entirety of the property being enclosed by chain link fencing. The project area is bordered by developed commercial/industrial sites immediately to the north and east, with these areas currently being occupied by Pioneer Cable Contractors, Inc., and Goldfinch Bros, Inc., respectively. Additionally, offsite to the west, beyond the course of Airport Rd, is the Airport Road Recycling & Transfer Station, and a transformer station for a local electric utility. Page 1 of 16
