Mukilteo Boulevard in Everett into 25-unit lot townhomes utilizing the unit lot <br />subdivision process is APPROVED subject to conditions. <br />SUMMARY OF RECORD <br />Request: <br />Sage Homes Northwest LLC (Applicant) submitted a request to subdivide four existing vacant <br />parcels of approximately 1.45 acres currently addressed as 3618 W. Mukilteo Boulevard in <br />Everett to construct 25-unit lot townhomes utilizing the unit lot development process. The <br />proposal would develop the townhomes in six structures with access from W. Mukilteo <br />Boulevard. Impacts to an existing on -site wetland would be mitigated with credits to the <br />Skykomish Habitat Mitigation Bank. <br />Hearing Date: <br />The Everett Hearing Examiner conducted a virtual open record public hearing on the request on <br />April 28, 2022. The record was held open until May 2, 2022 to allow members of the public <br />who may have had difficulty joining the virtual hearing to submit written comments, with time <br />scheduled for responses from the parties. No post -hearing comments were submitted, and the <br />record closed on May 2, 2022. At hearing the Applicant granted a five business day extension <br />on the decision issuance deadline. No in -person site visit was conducted, but the Examiner <br />viewed the subject property on Google Maps. <br />A decision approving the application subject to conditions was issued by the Examiner to the <br />City's hearing clerk for distribution to parties of record on May 24, 2022.
