Mukilteo ) <br /> Boulevard,Everett, Washington ) <br /> SUMMARY OF DECISION <br /> The request to develop four existing vacant parcels of approximately 1.45 acres addressed as <br /> 3618 W. Mukilteo Boulevard in Everett into 25-unit lot townhomes utilizing the unit lot <br /> subdivision process is APPROVED subject to conditions. <br /> SUMMARY OF RECORD <br /> Request: <br /> Sage Homes Northwest LLC (Applicant)submitted a request to subdivide four existing vacant <br /> parcels of approximately 1.45 acres currently addressed as 3618 W. Mukilteo Boulevard in <br /> Everett to construct 25-unit lot townhomes utilizing the unit lot development process. The <br /> proposal would develop the townhomes in six structures with access from W.Mukilteo <br /> Boulevard. Impacts to an existing on-site wetland would be mitigated with credits to the <br /> Skykomish Habitat Mitigation Bank. <br /> Hearing Date: <br /> The Everett Hearing Examiner conducted a virtual open record public hearing on the request on <br /> April 28,2022. The record was held open until May 2,2022 to allow members of the public <br /> who may have had difficulty joining the virtual hearing to submit written comments,with time <br /> scheduled for responses from the parties. No post-hearing comments were submitted, and the <br /> record closed on May 2, 2022. At hearing the Applicant granted a five business day extension <br /> on the decision issuance deadline. No in-person site visit was conducted, but the Examiner • <br /> viewed the subject property on Google Maps. <br /> A decision approving the application subject to conditions was issued by the Examiner to the <br /> City's hearing clerk for distribution to parties of record on May 24,2022.
