As we discussed, the changes to the drawings do not
sufficiently address the comments provided in the last review letter(attached again for your convenience). I am
attaching this letter and providing supplemental commentary for the designer. The drawings need to be revised to
completely address all comments.
Per our discussion, I should be available on June 30 @ 8-9am for a coordinated call with you and your designer. Please
respond with an email confirming this date and time, and I will send out a virtual meeting appointment.
The comments in the previous review letter dated March 15, 2023, with the supplemental commentary below, should
be addressed. The supplemental commentary has been coordinated with the review comments from the previous
letter. An itemized response letter that clearly addressed each comment should be provided; note that the previous
submittal did not include an adequate response letter(please inquire further if additional clarification this requirement
is needed).
Supplemental Commentary
General:
1. No additional action required.
Architectural:
1. The drawings are required to include a schedule and performance requirements for the selected credits. Note
that the submitted form does not select a normalization credit; based on the understood intention to install a
heat pump, this will benefit the owner with a 0.5 credits (i.e., a reduction on the overall credits required). It is
noted that more credits are selected than required; only 3.0 credits are required for buildings not exceeding
1,500 SF. Lastly, one of the credits requires increased performance of the components of the exterior envelop,
specifically the fenestrations and under-slab insulation. These have not been updated. The slab insulation also
does not comply with WSEC Section R402.2.9.
2. The selected system needs additional information, including but not limited to the sound rating, ventilation rate,
and whether the fan will run continuously or intermittently. It appears that the proposed system consists only
of an exhaust fan that will draw air from the upper level;this should be clarified. It is noted that the selected fan
appears to have a 3,000 CFM continuous exhaust rate, which is excessive and not recommended.
3. No additional action required.
4. First Floor Plan 1/A101 should specify the minimum clearance.
1
