Itemized letter addressing the comments provided below. <br /> b. Two complete sets of revised construction drawings. <br /> c. Two copies of supplemental structural calculations (if applicable). <br /> Submittal documents should contain sufficient information and detail to review the proposed project <br /> for compliance with the adopted building codes. Upon submittal of the revised documents, your <br /> application will be given priority and the review will recommence. <br /> Architectural (Reviewer: Yin Lu) <br /> 1. The drawing shall clearly show existing vs new work. Please revise accordingly. All <br /> unpermitted work shall be drawn as new work. <br /> 2. Min. ceiling height for Garage is 6'-8", however, per IRC 305.1, minimum ceiling height for <br /> habitable space is 7'. Please provide dormer ceiling height and the basement ceiling height. <br /> 3. You shall dimension the location and the size of new skylights, as well as framing design <br /> intent and U factor which shall be 0.5 max. Please provide information accordingly. <br /> 4. Per IRC 308.4, basement entry door is in hazard location, it shall be safety glazing. Please <br /> also double check the window per IRC 308.4.2 and dimension the window location. <br /> 5. Emergency escape and rescue opening is required per IRC 310.1. Please provide <br /> information accordingly, including be not limited to operable part size, AFF and etc.. <br /> 6. Please show smoke alarm per IRC 314.2.2 and carbon monoxide alarm per IRC 315.2. <br /> 7. Please show vent in bathroom per IRC M1505.4.4. Also, please provide existing whole house <br /> ventilation information per IRC M 1505.4.3. Please note if the whole house ventilation is <br /> cont. vs. intermitted, what is the CFM, and locate it on the floor plan. <br /> 8. Please provide information regarding the new gas fireplaces (two of them), is there any <br /> clearance requirement? Where will the vent go? Etc. <br /> 9. Electric panel needs clearance, please note on the floor plan accordingly. <br /> 10. Water heater shall have seismic restraint, please note on the floor plan. <br /> 11. New dormer roof is vented roof, please provide calculation per IRC 806.2. it could be ridge <br /> vent, eave vent, roof jack and etc.. Please provide SF calculation to show how to achieve <br /> the desire ventilation area. <br /> 12. Porch roof looks like has been extended. Is it existing or unpermitted work? Please clarify. <br /> 13. Per WSEC, when converting a non-habitable space into a habitable space, insulation will be <br /> required to meet Table 402.6. Slab insulation shall be R-10 (2ft).
