The north side and rear bearing wall of the two-story <br /> garage with residence above had settled by up to 4-inches with additional settlement around the <br /> west side of the home. The Homeowner wanted the structure to be lifted as much as practical and <br /> permanently stabilized against future settlement. <br /> I had originally specified the use of eleven (11) hydraulically driven helical piers to be installed under <br /> the foundation. However, during the pier installation, the piers cinder the rear concrete wall were <br /> switched to driven piers due to the weight of the heavy concrete walls. Five of the helical piers were <br /> converted to push piers without the helical plates. <br /> The pier installation was performed by Ram Jack West, certified installers for the Ram Jack steel <br /> piers. The six helical piers were installed under the footings of the north side wails of the garage and <br /> house used the 4036 low profile brackets and one modified standard bracket (RD3177) along with <br /> sections of steel angle placed on top of the brackets. These piers were driven with the 7k drive head <br /> and the installation pressure was 2500 psi which exceeded the 10,000 pound capacity stated in the <br /> engineering. <br /> The five driven piers used the commercial 4021 brackets and the 3.5 inch diameter dual ram to drive <br /> the piers. All of these piers were driven to pressures varying from 2800 psi to 2900 psi. All of the <br /> piers went to depths from 8 to 18 feet embedding in the consolidated marine sediment soil layer <br /> below. The piers allowed the perimeter walls and floor to be lifted by over 2 inches at the northwest <br /> comer and to within an inch of level throughout the settled garage and north end of the house above. <br /> A polyurethane filler was also injected under the floor slab to fill the voids created by the lift. The <br /> piers now ensure that the weight of the home was on the piers for stabilization of the home. <br /> In conclusion, the installation of twenty-one Ram Jack helical and driven piers under the east, north, <br /> and west sides of the Dawson Residence at 3426 Tulalip Avenue in Everett, Washington was <br /> completed in a professional and workmanship manner. In all cases the pier installation was <br /> conducted per the Special Inspection criteria listed in the Ram Jack Legacy Report and is in <br /> compliance with my recommendations and the standards of the steel pier industry. <br /> C ' A. ���� <br /> T' t4y Waxen <br />
