Substantial contact of the insulation with the
surface being insulated is required.
Insulation shall be installed in a manner which will permit
inspection of the manufacturer's R-value identification mark.
Where required, insulation shall be installed with clearances
according to manufacturer's specifications: Insulation shall be
installed so that required ventilation is unobstructed. For blown or
poured loose fill insulation clearances shall be maintained through
installation of a permanent retainer.
For specific R-Values, see insulation note on unit floor plans.
Crawl Spaces
Crawl space foundation vents shall be placed so that the top of the
vent is below the lower surface of the floor insulation. When
foundation vents are not placed so that the top of the vent is below the
lower surface of the floor insulation, a permanently attached baffle
shall be installed at an angle of thirty degrees from horizontal, to
divert air flow below the lower surface of the floor insulation.
A ground cover of six mil (0.006 inch thick) black polyethylene or
approved equal shall be laid over the ground within crawl spaces. The
ground cover shall be overlapped twelve inches minimum at the joints and
shall extend to foundation wall.
Floors
Floor insulation shall be installed in a permanent manner in
substantial contact with the surface being insulated. Insulation
supports shall be installed so spacing is no more than twenty-four
inches on center.
Floors separating conditioned space from unconditioned space shall
have a vapor retarder installed. Vapor retarder shall be installed on
the warm side of the insulation. The vapor retarder shall have a one
perm dry cup rating or less (i.e. four mil. polyethylene or kraft faced
materiaU The floor sheathing may be used as the vapor retarder if
rated (and so stamped) at one perm (max.) Otherwise place vapor
retarder on top of joists before placing sheathing.
Exterior Walls
All wall insulation shall fill the entire cavity. Exterior wall
cavities isolated during framing shall be fully insulated to the levels
of the surrounding walls, All faced insulation shall be face stapled to
avoid compression.
Walls separating conditioned space from unconditioned space shall
have a vapor retarder Installed. Faced butt Insulation shall be face
stapled. Vapor retarder shall be installed on the warm side of the
insulation.
Air Leakage
These air leakage notes apply to those locations separating outdoor
ambient conditions from interior spaces that are heated or mechanically
cooled.
Exterior joints around windows and door frames, openings between
walls and foundation, between walls and roof and wall panels; openings
at penetrations of utility services through walls, floors and roofs; and
all other openings in the building envelope for all occupancies shall be
sealed, caulked, gasketed, or weatherstripped to limit air leakage. Other
exterior joints and seams shall be similarly treated, or taped, or covered
with moisture vapor permable housewrap.
Openings that are required to be fire resistive are exempt from air
leakage restrictions.
Doors
All exterior doors or doors serving as access to an enclosed
unheated area shall be weatherstripped to limit leakage around their
perimeter when in a closed position.
The thermal transfer characteristics of insulated doors shall be
determined per NFRC 100-91.
SECTION
Windows:
Glazing U-values shall be determined in accordance with NFRC
100-91
Windows and SGD shall be double glazed vinyl type with the
U-values indicated on unit floor plans,
Roof/Ceilings:
Roof/Ceiling insulation: Open -Blown or poured loose fill
insulation may be used in attic spaces where the slope of the ceiling is
not more than three feet in twelve and there is at least thirty inches
of clear distance from the top of the bottom chord of the truss or
ceiling joist to the underside of the sheathing at the roof ridge. When
eave vents are installed, baffling of the vent openings shall be
provided so as to deflect the incoming air above the surface of the
insulation. Baffles shall be rigid material, resistant to wind driven
moisture. When feasible, the baffles shall be installed from the top of
the outside of the exterior wall, extending inward, to a point six
inches vertically above the height of noncompressed insulation, and
twelve inches vertically above loose fill insulation.
Where the ventilation space above the insulation is less than an
average of twelve inches roof ceiling assemblies shall be provided with
a vapor retarder. Faced Batt insulation where used as a vapor retarder
shall be face stapled,
Vapor retarders shall not be required in roof/ceiling assemblies
where the ventilation space above the insulation averages twelve inches
or greater.
Vapor retarders shall be installed on the warm side of the
insulation.
Recessed Lighting Fixtures
When installed in the building envelope, recessed lighting fixtures
shall meet the requirements, specified in Section 402.4.5 WSEC 2015.
Recessed luminaires installed in the building thermal envelope shall be
Type IC -rated and certified under ASTM E283 as having an air leakage
rate not more than 2.0 cfm when tested at a 1.57 psf pressure differential
and shall have a label attached showing compliance with this test method.
All recessed luminaires shall be sealed with a gasket or caulk between the
housing and the interior wall or ceiling covering.
Water Heaters
All water heaters shall meet the requirements of the 1987 National
Appliance Energy Conservation Act and be so labeled.
All electric water heaters in unheated spaces or on concrete floors
shall be placed on an incompressible, insulated surface with a minimum
thermal resistance of R-10.
Water heaters shall be equipped with automatic temperature controls
capable of adjustment from the lowest to the highest acceptable
temperature settings for the intended use. Temperature setting range
shall be set to 120 F. or 49 C.
A separate switch shall be provided to permit turning off the
energy supplied to electric water heaters. A separate valve shall be
provided to permit turning off the energy supplied to the main burner(s)
of all other types of service water heater systems.
ii » ri nnn
PROVIDE VAPOR
BARRIER HERE
UNLESS FLOOR
SHEATHING IS A
RATED BARRIER.
SEE NOTES THIS
SHEET.
CRAWL SPACE
FLOOR OVER CRAWL SPACE
1-1 /2» = 1'-0" SECTION
4n CI nr\O CUC-A TLIIAIn
1n TYPICAL UPPER FLOOR
1-1/2» = 1'-0" SECTION
¢" FLOOR SHEATHING HOUSE INTERIOR
GARAGE
V8" TYPE 'X' GWB
FIRE7APE ONLY
11 %' TJI
FLOOR OVER GARAGE
1-1/2 = 1'-0»
SLC;IIUN
IEXILHIUK
TYPICAL EXTERIOR CORNER
3» = 1'-0» PLAN
SIDING OVER I
OSB SHTG.
