Page 1 of 2 <br /> Garage, Carport, Storage and Parking Addendum <br /> 08/21/2025 <br /> This addendum is incorporated into the Lease Contract(the"Lease")and is in addition to all the terms and conditions contained <br /> in the Lease.If any terms of this Addendum conflict with the Lease,the terms of this Addendum shall be controlling: <br /> Property Name:Arrive First Hill <br /> Resident(s):City of Everett-Everett Fire Department <br /> Dwelling No:/Address:600 7th Avenrre,524,Seattle, WA 98104 <br /> Lease Date:08/21/2025 <br /> The monthly rent on the first puye of the lease does not include the checked area(s)below. <br /> 1.You are entitled to exclusive possession of: <br /> o Garage space number(s); <br /> o Carport space number(s);and/or <br /> o Storage unit number(s) <br /> o Parking space number(s)45 <br /> 2.The initial term begins on the 08/21/2025 and ends at midnight the 08/31/2026.This term will automatically renew month-to- <br /> month unless either party gives at least 20 days written notice of termination or intent to move out. <br /> 3.You will pay monthly for the rental of the space(s),in advance without demand.It is due on the 1st of the month with no <br /> grace period and is:(check one) <br /> l In addition to monthly rent listed on page 1 of lease contract. <br /> El Included in the rent listed on page 1 of lease contract. <br /> 4.Garage or carport may be used only for storage of operable motor vehicles that are currently registered,properly licensed and <br /> have current tags unless otherwise stated in our rules or community policies.Storage units may be used only for storage of <br /> personal property.No one may sleep,cook,barbeque,or live in a garage,carport,or storage unit.Persons not listed as a resident <br /> or occupant in the rental agreement may not use the areas covered by this addendum.No plants may be grown in such areas. <br /> 5.Any environmental hazard or a risk to the safety or health of other residents,occupants or neighbors in our sole judgement or <br /> that violate any government regulations may not he stored.Prohibited items include fuel(other in that in a properly capped fuel <br /> tank of a vehicle or a closed briquette lighter fluid container),Fireworks,rags,piles of paper or other material that may create a <br /> fire or environmental hazard.Landlord may remove any hems they believe constitute as hazardous.Due to carbon monoxide risk <br /> residents may not run the motor of a vehicle inside a garage unless the garage door is open. <br /> 6.If a garage is furnished,you will be provided a garage door opener.You will be responsible for maintenance of any garage <br /> door opener,including battery replacement.Transmitter frequency settings may not be changed on the garage door or opener <br /> without our prior written consent.Upon termination of the lease,your failure to return any garage door opener or other remote- <br /> control device will result in a charge against you. <br /> 7.You understand and agree that any judgment of possession entered against you shall be a judgment for possession of any <br /> parking spaces which you are entitled to under this addendum.Once such judgment is rendered and executed upon you,you shall <br /> immediately remove all vehicles from the property parking areas.If you fail to remove your vehicle(s),we shall tow the <br /> vehide(s)at your expense.You agree that we shall not be liable to you for damages related to the physical towing or any <br /> consequential damages you may incur through the loss of the vehicle(s). <br /> 8.No smoke,carbon monoxide or fire detectors will be installed in a garage,carport or storage unless required by law. <br /> 9.You agree to properly register all vehicles with management.If you get a new or replacement vehicle,you must notify us and <br /> complete a revised agreement. <br /> ©2020,Trinity Property Consultants <br />
