Itemized letter addressing the comments provided below. <br /> b. Two complete sets of revised construction drawings. <br /> c. Two copies of supplemental structural calculations (if applicable). <br /> Submittal documents should contain sufficient information and detail to review the proposed project <br /> for compliance with the adopted building codes. Upon submittal of the revised documents, your <br /> application will be given priority and the review will recommence. <br /> Architectural <br /> 1. There is misalignment of the ADU door location on site plan vs floor plan. Please correct site <br /> plan. <br /> 2. Converting non-habitable basement into habitable space shall be recognized as addition <br /> instead of repair or alternation, the scope of work shall comply with all code requirement <br /> related to new construction. Please provide insulation at building thermal envelope, <br /> including be not limited to ALL exterior wall, slab or floor and etc.. ALL fenestrations shall <br /> meet code requirement per WSEC R402 as well. You may refer to WSEC 402.1.4 for total UA <br /> alternative approach if necessary. <br /> 3. Please provide necessary dimension for the new bathroom in the laundry room. Bathroom <br /> wall shall show as new wall, and layout shall follow IRC 307.1 <br /> 4. For all the new glazing at hazardous location per IRC 308.4, please noted as"safety glazing" <br /> on floor plan or schedule. <br /> 5. Please provide smoke detector and CO alarm per IRC 314 and 315. <br /> 6. Local exhaust systems shall be designed to have the capacity to exhaust the minimum <br /> airflow rate determined in accordance with IRC Table M1505.4.4(1). Please add accordingly <br /> in bathroom and kitchen. <br /> 7. Please provide whole house ventilation per IRC M1505.4.3. <br /> Structural <br /> 8. The new window in the bedroom has larger opening than the existing window. From the <br /> site photo (attached at end of the letter), it looks like the existing window sill is more than <br /> 44"AFF, and located closed to the concrete sidewalk and the concrete stem wall. Please <br /> provide design detail regarding header, opening framing, and site work if any. <br /> 9.
