In order for the Planning Department to approve the permit, please submit the following: <br /> 1. The required setback from the north property line is 10' per EMC 19.06.020. The proposed setback is 7.5'. If <br /> you would like to rebuild in north side setback, the existing garage must first be certified through a <br /> Nonconforming Building Certification. However, the height of the structure cannot exceed 15' within the 10' <br /> street side setback per EMC 19.38.030.C.2. Please submit this application via the online permitting portal <br /> (instructions are provided on the application). <br /> 2. The maximum lot coverage allowed in the R-1 zone is 35% per EMC 19.06.010. Proposed lot coverage is <br /> 37%. Please revise accordingly. <br /> 3. Please add the following information to the site plan. Please see the attached site plan checklist and example. <br /> a. Setback of covered porch/balcony to the north side property line. The maximum the eaves can <br /> encroach in the setback is 18". <br /> b. All exterior dimensions of the proposed structure. <br /> c. Please show the existing/proposed driveway. <br /> d. Height calculations per the attached checklist. <br /> 4. Please show the average base elevation on the exterior elevation drawings per the height calculation <br /> instructions. <br /> The permit intake/resubmittal policy is available on the Permit Services Page. Please submit at minimum 2 copies of any <br /> revised documents/plans. These comments are only related to the land use code and do not account for all possible <br /> requirements from other departments.
