The Planning reviewer issued Comment 2 in the email correspondence dated August 16, 2023, <br /> stating that the lot coverage exceeds the allowance per zoning regulations. The building should <br /> be revised as needed. Additional comments may be issued pending review of the revised <br /> design. See Section R106.1.1. <br /> Architectural <br /> 1. The schedule of energy credits is provided on Sheet 3. See WSEC Tables R406.2 and R406.3. <br /> The following comments should be addressed: <br /> a. The schedule should specify the Fuel Normalization Credit selection. Based on the selection <br /> of Energy Credit 3.1 for a combustion-based HVAC system, the fuel credit options are <br /> limited to either 1 or 5. Credit 1 requires the drawings to specify that the system complies <br /> with WSEC Commercial Provisions Table C403.3.2(4) or Table C403.3.2(5); the <br /> requirements should be specified in the drawings. Credit 5 will require an additional <br /> selection from Table 406.3 to provide a minimum of one additional credit. <br /> b. The schedule includes a note stating "ALTERNATE OPTION PER OWNER/BLDR'S <br /> SELECTION". The drawings should specify the intended construction. The note should be <br /> removed. <br /> 2. The Main Floor Plan on Sheet 2 appears to show a second washer/dryer unit in the garage. It <br /> is presumed this is intended to be the location for the HVAC system and should be revised. <br /> Alternatively, the HVAC location should be specified. See Section R303.9. <br /> 3. The project requires a whole house ventilation system per Section R303.4. Sheet 4 provides <br /> general performance notes, which is not sufficient to specify the required performance. The <br /> floor plans should specify the location(s) of the system component(s), and specify the <br /> performance requirements per Section M1505.4.1, including but not limited to the minimum <br /> rate, intermittent or continuous system, and ducted or non-ducted system. The system should <br /> not have a sound rating exceeding 1.0 sones. Non-ducted systems should be located in a <br /> central area that is open to and has unobstructed air flow with the majority of the habitable <br /> space. Alternatively, if the system is not centrally located, the system should provide ducting to <br /> each room of the house per Section M1505.4.1.1, and the drawings should specify a <br /> requirement for testing to verify air flow rates per Section M1505.4.1.6. <br /> 4. The Main Floor Plan on Sheet 2 should specify a heat detector in the garage per Section <br /> R314.2.3. The alarm should be interconnected with other alarms and provided with a back-up <br /> battery power source. <br /> 5. Safety glazing is required in bathrooms for windows within five feet of tubs and showers. See <br /> Section R308.4.5. Safety glazing should be specified for the following windows: <br /> a. Main Floor bathroom between Bedrooms 2 and 3. <br /> b. Master Bathroom. <br /> 6.
