2 <br />default of any provision of the Lease at the time of exercising the <br />option. To extend the Lease, Tenant must deliver written notice to <br />Landlord not less than ninety (90) days prior to the expiration of the <br />current Lease term. Landlord reserves the right to negotiate the <br />Base Rent for the Extension Term. <br />Standard <br />Amendment <br />Provisions <br />Regardless of the date(s) on which this Amendment is signed by the <br />parties, and regardless of any License completion date(s) that may have <br />been in the Agreement prior to this Amendment, the parties agree that <br />the Lease is deemed unexpired and continuously in effect since the <br />Original Lease Date. <br />This Amendment may be signed in counterparts, each of which shall be <br />deemed an original, and all of which, taken together, shall be deemed <br />one and the same document. <br />All provisions in the Lease shall remain in effect except as expressly <br />modified by this Amendment. <br /> <br />[signatures on following pages(s)]
