Can you please provide a site plan for this project? <br />Additionally, comment #2 in Kelsey's original correction letter has not been addressed. I can approve the roof pitch since <br />it will not be visible from the street, is compatible with the ADU, and matches the roof pitch that the Historical <br />Commission approved for the ADU, but it exceeds the height limit in EMC 19.22.020, Table 22-2 for a roof pitch less than <br />6:12. Please note that a height survey will be required if within 1-foot of the height limit (please see attached base <br />elevation and height survey in the Residential Construction Checklist). <br />Lastly, please provide the exterior building materials so I can verify the garage would be compatible with the ADU and <br />residence. <br />Kelsey's comment sent on 8/23/21: <br />Building Height and Calculations. Height calculations must be provided for each structure and clearly labeled on both <br />the site plan and building plan sets. Detached accessory dwelling units and buildings accessed from an alley shall <br />measure building heights from the average alley elevation at the rear lot line per EMC 19.22.060.B.4. The maximum <br />height for a detached accessory dwelling unit or building featuring a roof pitch less than 6:12 is 18' on alley lots in <br />accordance with EMC 19.22.020, Table 22-2. Please review and revise accordingly. <br />The permit intake/resubmittal policy is available on the Permit Services Page.
