EVERETT November 13, 2020
WASHINGTON Cheryl Cohen
cherylc@mithun.com
1201 Alaskan Way,STE 200
Seattle, WA 98101
Owner: Everett Community College, Patrick Sisneros
Job Address: 1001 N Broadway
Plan Check No: B2008-007
RE: Building Permit Review Letter
Dear Ms. Cohen,
In response to the application for a building permit, the plans have been
examined and you are advised that revisions may be necessary before a permit
can be issued. Please review and respond to the comments below.
ARCHITECTURAL
1. A Group B occupancy has been proposed for a portion of this structure. Per
IBC 427, such portions of building area with B occupancies are required to
provide electric vehicle charging infrastructure where parking spaces are
provided. Site plan A1.01 appears to be missing this infrastructure on the plans.
Please clarify or revise drawings as required. IBC 427.
2. On Sheet A0.03, it appears that proposed 1-hour fire-rated wall assemblies
of 1.1, 2.1, and 5.0 are missing the GA Assembly reference number. Please
clarify or provide a catalog reference number such that the proposed
construction demonstrates compliance with ASTM E119 or UL 263. IBC 703.2
3. On Sheet A4.11,the total stall count is seven in the gender-neutral water
closet spaces and it appears that an ambulatory stall configuration is required
given the total number of stalls is greater than six. Please verify and revise
drawings as required. IBC 1109.2.2.
4. On Sheet T1.02,the provision of IBC 707.12 appears to be referring to 2-story
openings. Please clarify that this is referring to IBC 712.1.9 for 2-story openings.
PERMIT SERVICES Also, if the requirements of IBC 712.1.9 are not being implemented, atrium
Q3200 Cedar Street enclosure construction of IBC 404.6 would appear to apply for spaces created
Everett,WA 98201 through the open stairways between the first and second floor and the second
and third floor. Please clarify if Exception 1 of the IBC 404.6 is being proposed
425.257.8810 to address atrium enclosure requirements in lieu of the fire barrier
425.257.8857 fax requirements. If so, please indicate on plans the notes for self-
dh everetteps@everettwa.gov closing/automatic doors for 2SC and 3SC and indicate via details or plans notes
everettwa.gov/permits for the glass enclosures to be installed in a gasketed frame to accommodate
Page 1 of 3
