However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. <br /> Information is attached to provide guidance. Construction-level documents should be submitted for <br /> review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br /> drawing sets. Preliminary comments are provided below to assist in preparing the drawings, but these are not <br /> intended to provide a comprehensive review. The resubmittal documents should include an itemized <br /> response letter clarifying how the review comments below have been addressed. Depending on your <br /> experience with the adopted codes and preparing documents, we recommend consulting with a design <br /> professional to assist you. <br /> Intake Review Comments: <br /> General: <br /> 1. The submitted documents include sketches for the proposed project. Construction-level drawings <br /> prepared using established drafting standards are required to substantiate compliance with the IRC. The <br /> drawings should include plans, building sections, details, material specifications, design loads, architectural <br /> and structural notes, etc. as needed to clearly show the proposed work. The current editions of the <br /> building codes applicable to the project should be specified. See IRC Section R106.1.1. <br /> 2. The house is subject to Code Enforcement action per File No. CE20-0904 & CE21-0349. The drawings to <br /> not provide sufficient information to address the unpermitted conditions and should be revised. Issues <br /> identified include but are not limited to unpermitted and unsafe interior and exterior staircases, <br /> conversion of the attic to habitable space without permits, and modifications to the main level including <br /> but not limited to replacement of GWB. The electrical and mechanical systems have also been <br /> updated. See IRC Section R105.1 and R113.2. <br /> 3. The proposed scope-of-work is not clear. The drawings should clearly delineate between existing and new <br /> work using established drafting standards. Construction that is not original or performed under a <br /> previously issued and finaled building permit does not qualify as existing and must be shown as new <br /> work. All demolition should be shown on the existing floor plans. All new construction should be shown <br /> on the new floor plan. Where the proposed project includes modifications existing building components <br /> (e.g., gypsum wall board, insulation, etc.), these components should be similarly delineated from existing <br /> component that are not being altered. See IRC Section R106.1.1. <br /> 1 <br />
