David Pedersen <br /> Plan Check Number: B2205-005, First Building Review <br /> May 24, 2022 <br /> Structural <br /> 1. The project appears intended to include prefabricated roof trusses. See IRC Section R802.10. <br /> The following comments should be addressed: <br /> a. The design criteria for the trusses should be specified in the drawings. See Table <br /> R301.2(1) and EMC Section 16.01.010(J). <br /> b. The drawings should include a note specifying the following: <br /> i. The trusses should be designed by a professional engineer licensed in the state of <br /> Washington. <br /> ii. The truss construction drawings and calculations should bear the seal and <br /> signature of the engineer performing the design. <br /> iii. The truss design should be reviewed for conformance with the approved <br /> construction drawings and the referenced building codes and approved for <br /> construction by the designer-of-record for the approved drawings, prior to <br /> fabrication and erection. <br /> 2. Details for the construction of the stairs should be included. The joist spacing and spans should <br /> not exceed Table R507.6 considering a minimum 60 psf live load. Joists should be based on the <br /> net depth after notching for stairs. The minimum required dead load should be determined by <br /> the designer and stated in the design criteria. Sistered framing is recommended to control <br /> deflections for long spans; fasteners should be specified. See Sections R106.1.1 and R301.1. <br /> 3. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement. In addition, the make and model <br /> of proprietary hardware should be specified where used for connections. <br /> 4. See Section 1 on Sheet 3. Drawings should show solid blocking between roof trusses above the <br /> braced wall panels in accordance with Figure R602.10.8.2(1). R602.10.8.2 <br /> 5. The interior braced wall appears to not be continuous to the roof sheathing. A braced wall <br /> should be specified on the second story floor. BR602.10, R301.2.2.6 <br /> 6. The portal frame design appears to not satisfy the minimum length requirements of Table <br /> R602.10.3(1) and R602.10.3(3) after applying the adjustment factors. The selected option in <br /> Table 2 on Sheet 3 specifies 1-story building but the project includes a 2-story building. <br /> 7. See wall bracing schedule on Sheet 3. It is not clear which option (A-F) is specified for BWP1. <br /> Plans should clearly state the intended wall bracing method. R602.10.4 <br /> 8. See Section 1 on Sheet 3. The interior finish should be specified as a minimum 1/2"gypsum <br /> wall board. The gypsum wall board may be omitted provided that the required length of <br /> bracing is multiplied by the appropriate adjustment factors in Tables R602.10.3(2) and <br /> R602.10.3(4).
