If this Amendment changes Base Rent, state the changes below. If <br /> nothing is entered below, then this Amendment does not change Base <br /> Rent. <br /> New Base Rent <br /> As of the Effective Date of this Amendment, Base Rent is $1,750.00 + <br /> leasehold tax <br /> As of the Effective Date of this Amendment, the Leased Premises no <br /> longer include Suite 120. The Leased Premises are the office space on <br /> the second floor consisting of approximately 2,000 square feet of office <br /> space, as shown on Exhibit A attached to this Amendment. <br /> The extension provisions in the Lease (including without limitation <br /> Exhibit C) are replaced with the following: <br /> Tenant shall have the option to extend the Lease for one additional <br /> Additional term of two (2) years, provided Tenant is not in default of any <br /> Amendments provision of the Lease at the time of exercising the option. To <br /> extend the Lease, Tenant must deliver written notice to Landlord <br /> not less than ninety (90) days prior to the expiration of the current <br /> Lease term. The extension term shall be on the same terms and <br /> conditions as the previous Lease term, except that Landlord <br /> reserves the right to negotiate the Base Rent for the extension <br /> term. If the parties cannot agree on Base Rent for the extension <br /> term, then the Lease is not extended. <br /> Regardless of the date(s) on which this Amendment is signed by the <br /> parties, and regardless of any License completion date(s) that may have <br /> been in the Agreement prior to this Amendment, the parties agree that <br /> the Lease is deemed unexpired and continuously in effect since the <br /> Original Lease Date. <br /> Standard <br /> Amendment This Amendment may be signed in counterparts, each of which shall be <br /> Provisions deemed an original, and all of which, taken together, shall be deemed <br /> one and the same document. <br /> All provisions in the Lease shall remain in effect except as expressly <br /> modified by this Amendment. <br /> [signatures on following pages(s)] <br /> 2 <br />
