All proposed work and work <br /> previously performed without permits should be shown as new construction. See Section <br /> R106.1.1 and additional comments below. Additional work to be shown includes but is not <br /> limited to: <br /> Framing plans for the new deck at the northwest corner of the building. <br /> All new headers, including vertical support framing and foundations. Details through the <br /> floor construction to transfer concentrated loads should be included. <br /> c. Replacement and addition of all fixtures, including but not limited to the existing bathroom, <br /> new bathroom, kitchen, and utility room. <br /> Architectural <br /> 1/The project appears to includes exposing the exterior envelope cavities for the entire <br /> building. The building is required to be insulated per WSEC Section R503.1.1 and Table <br /> R402.1.1. Attics should be provided with ventilation baffles per Section R402.2.3. <br /> 2. The shower in the new bathroom does not comply with Section R307.2. A minimum access <br /> width of 30 inches. The plans indicate an approximate clearance of less than two feet. The <br /> bathroom should be revised. <br /> The bathrooms and kitchen should specify exhaust fans including the minimum required <br /> performance rates per IRC Table M1505.4.4(1). <br /> 9�The smoke/CO alarm in the hallway should be relocated closer to the bedrooms. The floor plan <br /> should specify minimum alarm clearances per Sections R314.3(4) and R314.3.1. <br /> Structural <br /> The proposed modifications include changing the gravity load paths in multiple locations. The <br /> submitted drawings should substantiate modified load paths. New foundations <br /> 1. s <br /> rovided where required. The existing framing, including spans and locations of new <br /> concentra e a ing, should be shown to demonstrate tributary loading and substantiate the <br /> new load paths. See Sections R106.1.1 and R301.1, and the following two comments. <br /> 62. <br /> New foundations for all new and modified load paths should comply with IRC Chapter 4. Wood- <br /> framed construction on foundations should comply with Section R317.1, including clearance per <br /> Item 5. Alternatively, engineered foundations should be provided per IRC Section R301.1.3.
