Comments have not <br /> been completely addressed and require additional action before a full review can be complete. The <br /> comments are itemized for consistency with the original review letter. <br /> 5. The proposed project includes the demolition of non-bearing walls specified on Sheet 1. Framing <br /> plans for ceiling, and roof should be provided to substantiate that the walls are not load-bearing <br /> or show the modified load path complies with the prescriptive limitations of the <br /> IRC. Alternatively,an engineered analysis and design may be performed per IRC Section R301.1.3; <br /> sealed and signed drawings and calculations prepared by a professional engineer licensed in the <br /> state of Washington are required per RCW 18.43.010, 18.43.020,and 18.43.070. The framing and <br /> foundation plans, and structural calculations as required, should show a complete load path. See <br /> IRC Section R301.1. The plans should also include a note requiring the contractor to verify the <br /> walls are not load bearing prior to demolition. See IRC Section R301.1. <br /> Additional Comments: <br /> 1. A roof framing plan was not included in the resubmittal document to substantiate that the walls <br /> removed are not load-bearing walls. A complete load path should be shown on the plans. Please <br /> refer to comment 5 of the original intake review letter. Comment is also provided above. <br /> 2. See Sheet 18. Per exception "e" of the WSEC Table R402.1.1,the full depth of the R-38 insulation <br /> should extend over the top of the exterior wall. Plans should update the attic insulation to R-49 <br /> insulation. <br /> 3. A minimum 22 inches by 30 inches attic access opening should be provided and specified on the <br /> plans. See Section R807.1 for more information. <br /> 4. See Kitchen Ceiling Plan on Sheet 9. The 2x4 ridge board does not meet the prescriptive <br /> limitations of the IRC. Engineered calculations substantiating the design should be submitted for <br /> review. <br /> 5.
