-v' Earth ..
Solutions*.
NW«c,
S-2598:03 2013 E Earth Solutions NW LLC
S-25
' Geotechnical Engineering.
• Construction Monitoring-
• • Environmental Sciences
PNW Home Builders, LLC
PO Box 1349
Bellevue, WA 98009
Attention: Mr. Nick Abdelnour
Dear Mr. Abdelnour:
Earth Solutions NW, LLC (ESNW) is pleased to present this report titled "Geotechnical
Evaluation, Simpson Neighborhood, The Lowell Riverfront Trail & 41st Street, Everett,
Washington". Based on the subsurface conditions encountered at the boring locations, the site
is underlain by younger alluvium (Qyal) deposits consisting primarily of silt and sands that are
dense to very dense and in a moist to wet condition. Groundwater seepage was reported at
depths of 3 to 14 feet below existing grades, and should be expected during construction
activities depending on the time of year they take place.
Based on the results of our study, the foundations for the proposed residential buildings should
be supported on at least two feet of structural fill following the successful completion of a
surcharge or preload program. Consolidation settlement is to be expected with site
improvements, including foundations, retaining walls, utility trenches, and other necessary
elements. The recommended use of a preload or surcharge program and appropriate
settlement mitigation measures are primarily due to the highly..compressible nature of the on-
site fill and younger alluvium deposits.
This report provides recommendations for settlement mitigation, grading, foundation
preparation, drainage; pavement sections, and other project-specific geotechnical
recommendations. We appreciate the, opportunity to be of service to you on this project: If you
have questions regarding the content of this geotechnical evaluation, please call.
Sincerely,
EARTH SOLUTIONS NW, LLC
il
i a1U
Kev- D.
